Your Barrie Home Inspection

Few people truly understand the importance of having a professional home inspection. A home inspection is the visual inspection of the home's systems and components. A proper home inspection will enable you to determine the property condition at the time of the inspection, identifying all deficiencies and structural problems encountered during the inspection.

When choosing your home inspector it is very important that the individual that you choose has the necessary qualifications to inspect your home. Beware of real estate agents who promote their own home inspector just to close the deal. Many real estate agents prefer at quick home inspection with very little detail, this type of inspection is not in the best interest of the buyer. Most home buyers do their homework, interview home inspectors and choose from the best qualified.

Your home inspection report should be detailed enough that you understand completely the nature of any deficiencies and what read mediation is required. Most professional home inspectors now take digital pictures of all deficiencies encountered during the inspection, this gives the home buyer a great reference and record of any deficiency. Most home inspection report programs now give the home inspector the ability to accurately record and organize inspection pictures and notes in a concise and easy to read format.

Thermal imaging has now become commonplace during most home inspections. Infrared cameras have become more affordable and are a valuable tool in the arsenal of the home inspector. Thermal imaging is a great technology but does have limitations, there has to be as significant difference between the home's interior temperature and the exterior temperature, known as the Delta T. If the outdoor temperature is 70°F, you usually won’t get any useful information with your IR camera. That’s because the indoor temperature and the outdoor temperature are about the same; there usually won’t be any heat flowing through a building’s walls or ceilings under those conditions.

Many new homes and older homes also have wood stoves or fireplaces installed. Most insurance companies now require that you have your woodstove or fireplace inspected by a wett certified inspector. The Barrie home inspector offers a wet certified inspection of your wood-burning appliance for $50 when included as part of the home inspection package.

Some of them more common major deficiencies found during the home inspection include the following; wet basements or water issues, structural issues which may include cracks in foundations or structural support beams, electrical deficiencies which may also be a safety concern and asbestos materials contained in insulation or other building materials. Aluminum wiring, although not illegal, does have some safety implications and some insurance companies will not ensure your home if it contains aluminum wiring.
